Frequently Asked Questions

Can I buy just the land, or do I have to buy the home and land together?
Answer – You can purchase only the land only if you wish.  Our home & land package offers an almost unprecedented 90 day substantial completion of your home from your date of purchase.

Question – How big are the lots?

Answer – Most of the lots are approximately 2 acres, and a few are slightly larger.

Do you have a price list available? 

Answer – Preliminary pricing is available, however it is subject to change. Each two acre lot ranges from $450,000 to $600,000 per lot (land only). 

Does the price of the ‘house and lot’ package(s) include septic? 

Answer – The ‘house and lot’ package includes connection to all services (Water, ATCO Gas, Electrical, Shaw, Telus) and a septic system that comes with a 2 year warranty and service contract. 

Will the lots be serviced with municipal water?

Answer – Yes, this is correct.

Does your pricing include any landscaping? 

Answer – The pricing includes what is referred to as ‘rough grading’ which includes levelling around the home-site. Loam & landscaping will be your responsibility; we can recommend one of our preferred landscaping partners that would be able to provide you with a quotation for all landscaping upon request, or you can commission your own landscaping solution.

Driveway access?  Will culverts be put in by homeowner or developer?  

Answer – Driveway access to the lot and any necessary culverts are provided by the Developer.   

What Services are included and what is not included?   Natural gas? Cable? Phone? 

Answer – Water, Natural Gas, Electricity, Shaw & Telus will be provided within 1 meter of the property lot line (edge).  Private septic fields are used throughout the community of Saprae Creek, and would be the responsibility of the land owner.

When will the lots be ready to start construction? How much deposit do I need to provide?

Answer – The lots will be ready to start construction in mid-July. A 10% deposit is required to enter into a contract to purchase the land.

Are there any covenants on the land or other potential ‘restrictions or conditions’?  i.e. architectural specifications, tree clearing specifications, time from purchase to build.

Answer – Yes, please download the Architectural Controls here, and be advise there is a 2-year building commitment required from date of closing.
